Yes – The Construction Coordinators make the building process so simple and customer
oriented that even some one that has no experience can do it. Our Consultants are
with you every step of the way to guide you through the entire process, from design
to one year maintenance, you get it all.
The cost on any given project is really up to you. We have a list of general
coordinating fees for many of your smaller projects. Otherwise, when dealing with a
new home or large remodel we base our pay on percentage of overall value. We are most
times between 10-20% lower than our competition. We will SAVE YOU MONEY!
On average we will save an Owner /Builder between 15-20%. This generally works out to
be at least $20,000 on a new home. However, depending on the size, who you know, and what you are willing
to do…you could save much much more!
Remodeling is a large part of what we do at The Construction Coordinators. We are
happy to help you remodel, no matter how large or small your remodel project is. We
have many years of construction experience, and can assist you with the design of
your remodel. Often times our homeowners have a very specific remodeling plan or
vision. Then our consultants will review your plan and make suggestions that respect
your overall wishes for the remodel.
No – Our system is set up so you don’t have to spend so much time working on your
project. You do not need to be there every day! We provide you with all the
information you need to make your decisions. We guide you through when things need to
be done, how to do them, and who to talk to. The largest portion of your time will be
spent making selections that will customize your home. You will be asked to check your
email and consult your personal construction page regularly to check for updates or
questions from your contractors.
No - Many of our Owner/Builders do have land that they would like to build on.
However, many do not. If you are looking for land it is much better to meet with The
Construction Coordinators before you buy. We can help you find what fits you best and
make sure you do not make a costly mistake by buying land that is not suitable for
your home. We will use our network of realtors and developers to find you a suitable
property.
The most common option is to get a construction loan. With that you will have the
flexibility to pay contractors or suppliers as needed. Many of our Preferred
Contractors will not charge you until closing. Some contractors may request half,
but that is the very most you will be asked to pay upfront, other than your property
and some building materials. This will save you from having to pay a lot of money in
interest.
Since the decline in construction and the ever rising amount of foreclosures, most
banks are becoming much more particular with whom they give loans to. However, we
have our Preferred Bank that will provide you with the best opportunity to qualify
for the loan you are looking for. With our system you will be walking away with a
minimum of 10% more equity. This will give most banks a good base for your loan
because they know you will have instant equity.
That is ok. Right now is a tough time to sell. However, we will offer you a free in
home consultation. We will walk through your home and give you pointers on what you
can do to help make your home more attractive. We will also discuss with you your
needs and assist you in creating and understanding a cost evaluation sheet.
No – If you have a relative, a friend, or another subcontractor you would rather use,
you can! You are always in control. We have a list of trusted professionals that we
are confident will give you the best possible product at the most reasonable prices.
